How to spot a neighborhood on the rise Buyers can get a good return on their investment if they can spot up-and-coming neighborhoods before they emerge. Real estate is almost always a good long-term investment. But it takes a savvy buyer to know which properties will return the most value in five to 10 years. Unlike professional house flippers, who try to turn a profit in under a year, those buying for the longer term have to think strategically about which neighborhoods will be desirable in 10 years.
